Moisture Mapping & Thermal Imaging
Meters and a thermal camera, used before anybody opens a wall. It is how the scope gets decided.
What it finds
The edge of the wet area, which is almost always further out than the visible stain. Water tracking inside a wall cavity. Saturation under flooring and behind cabinets.
It also finds what is dry, which is the part that saves you money, because it keeps material in the house that would otherwise be demolished as a precaution.
A camera does not see water
Thermal imaging shows temperature difference, not moisture. It tells us where to put the meter. Anyone showing you a thermal image as proof of a leak, without a meter reading to confirm it, is showing you a picture of a cold spot.
Water where it should not be?
